We’re confident you’ll love your new home. But if you don’t, just notify us within 30 days of move-in, and you can break your lease. We’ll be sad to see you go, but we understand that sometimes plans change.

  • What are the additional fees on top of monthly rent?

    We strive to make our pricing as transparent as possible, and each additional fee will be clearly stated in your rental agreement. Additional fees include:

    - Administrative Processing Fee: $4
    - Valet Trash: $25
    - Amenity Fee: $5
    - Pest Control: $5
    - Water: Allocated based on occupancy and billed in addition to your monthly rent
    - Electric: Based on usage and residents will need to create an account with CPS Energy
    - Pet: If applicable, $20 per pet
  • What do I need to qualify for an apartment?

    We're thrilled to hear you want to apply! Each resident must meet certain criteria, including rental, credit, and criminal history checks, as well as employment and income verifications. Once you have completed your application, you will receive a confirmation email with preliminary approval. To finalize your approval, the office team will need a copy of each occupant's photo identification and pay stubs or W2’s to confirm income requirements. If you wish to review the full requirements before applying, please contact the leasing office for a comprehensive breakdown.
  • I've been approved, what's next?

    Congratulations and thank you for choosing Marquis at TPC as your new home! Once approved, you will receive a Welcome Home letter from our team with a checklist to complete before moving in.

    Action items include:
    1. Electronically signing your lease
    2. Setting up your resident portal account
    3. Paying move-in fees and deposits
    4. Sending our team confirmation of your utilities accounts and renters insurance
    5. Setting up your move-in appointment.

    We will stay in contact with you through this process and are available to answer any questions that you may have to make your move-in as smooth and easy as possible.
  • My move-in date is coming up, what's the move-in process?

    Welcome Home to Marquis at TPC!

    Before your move-in date, we will ensure that all required action items, as outlined in the Welcome Home letter, have been completed. Once this is done, we will then set up a move-in appointment.

    On your move-in date, we will provide you with a move-in packet containing important information you need to know. Additionally, we will hand over your keys, and you can finally begin the process of moving in!
  • As a resident, where will I park? What about my guests?

    Thanks for your question! Every resident is assigned at least one reserved parking space in the parking garage. All parking outside the buildings is first-come, first-serve, and guests may park in these spaces.
  • As a resident, how will I receive packages?

    Packages are delivered directly to residents' doors.
  • What school district is Marquis at TPC in?

    Our community is in Judson ISD, students will go to Rolling Meadows Elementary, Kitty Hawk Middle School, and Veterans Memorial High School.
